There are a lot of factors that go into determining a home’s market value. In order to determine pricing I will analyze recent market sales, compare the condition and features of the homes, and provide you with a comparable market analysis. In this market, it is very important to list at a price that will allow us to get you top dollar and favorable terms in your sale. We want to get as much traffic as possible to your home. Listing at a price that is too high for the market will lower your traffic, and will usually cause your house to sit on the market longer. You could potentially have to meet the market with price drops and end up getting less then if you had gone on at Market Price.
Curb appeal is crucial to marketing your home. People will judge the house based on their first impression or the outside. Make sure your home’s lawn is mowed, bushes pruned as needed, leaves racked and weeds pulled. Refreshing the bark dust is always a great idea, if it is Spring or Summer, maybe plant some flowers. Paint- One of the easiest ways to help get your home ready to sell is to paint. I suggest keeping the interior paint colors neutral.Grays are really in right now. The Dredded D’s Sometimes this can be the hardest part, we need to de-clutter, de-personalize the space and deep clean. We want everyone that walks through the door to picture themselves living in your home. I can do a walk through with you to help come up with a plan, each space and home is unique. Tidy Up for showings-We will want your house to be ready for showings as much as possible. This will mean making beds and keeping rooms clean, and boys put those seat covers down!
The vast majority of home buyers will find their home through an internet search, probably from a site like Zillow, Trulia, Realtor.com etc. We will focus a lot of resources into online advertising. I will start working on marketing tools before your listing is live to help get us maximum exposure.
