Listing with the MLS-
The MLS is very important for advertising and listing properties.   You may not realize it, but websites like Zillow, Redfin, Trulia, and Realtor.com all get the majority of their information form the different MLS's through syndication/data exchange. 
 
When I list a home I guarantee it will get great exposure, a lot of this is through the MLS information sent to the other top sites, but I also believe that Facebook marketing and Social Media Marketing in general are the way of the future.  From professional photos and flyers to online marketing I will make sure your house shows beautifully.  See an example of a single property website I use to promote your home here.

What is YOUR Timeline for Selling your home?

One of the first steps we will take, is to talk about your real estate goals and what timing works for you.  Are you needing to sell quickly to purchase a home? Are you prepared to be patient and wait to list in the Spring / Summer Market? Pricing Your Home to Sell

There are a lot of factors that go into determining a home’s market value. In order to determine pricing I will analyze recent market sales, compare the condition and features of the homes, and provide you with a comparable market analysis.
In this market, it is very important to list at a price that will allow us to get you top dollar and favorable terms in your sale.  We want to get as much traffic as possible to your home.  Listing at a price that is too high for the market will lower your traffic, and will usually cause your house to sit on the market longer.  You could potentially have to meet the market with price drops and end up getting less then if you had gone on at Market Price. Preparing Your Home To Sell

Curb appeal is crucial to marketing your home. People will judge the house based on their first impression or the outside. Make sure your home's lawn is mowed, bushes pruned as needed, leaves racked and weeds pulled. Refreshing the bark dust is always a great idea, if it is Spring or Summer, maybe plant some flowers. Paint One of the easiest ways to help get your home ready to sell is to paint. I suggest keeping the interior paint colors neutral. Grays are really in right now. The Dredded D's Sometimes this can be the hardest part, we need to de-clutter, de-personalize the space and deep clean.
We want everyone that walks through the door to picture themselves living in your home. I can do a walk through with you to help come up with a plan, each space and home is unique. Tidy Up for Showings We will want your house to be ready for showings as much as possible. This will mean making beds and keeping rooms clean, and boys put those toilet seats down!

Marketing

The vast majority of home buyers will find their home through an internet search, probably from a site like Zillow, Trulia, Realtor.com etc.  We will focus a lot of resources into online advertising.    I will start working on marketing tools before your listing is live to help get us maximum exposure.

My job is to represent your interests through every step of the sale. I am an expert in marketing, negotiations, transaction forms, and most importantly communication.  I will do everything I can to make the sale a smooth process, from Listing to the Sale Process.

Purchase And Sale Agreement

Once an offer on your property has been received, I will present you with the terms of their offer.  One step that separates a great agent from the rest is we take the extra time to communicate with all other interested parties to gauge their level on interest and let them know that we have received an offer.   We do not want to rush through the process without exploring all options.
We can then either accept the offer, counter the offer, or reject the offer if there are terms that simply we cannot work with. If the offer is accepted both parties will have signed a legal contract known as a Purchase and Sale Agreement. This document outlines the specific terms and conditions of the transaction and is acknowledged by both parties by the signing of the document.  The day that it is mutually signed is the day that all the timelines start.    Keep reading for the next steps in the selling process.

Inspection

Once a buyer and seller reach mutual acceptance on a property, a home inspector is hired to investigate every nook and cranny to determine if the home is in need of any repairs. An inspector will check items, such as the roof, basement, heating system, water heater, air-conditioning system, structure, plumbing, and electrical. Afterwards, buyers will have a chance to negotiate with the sellers to cover the costs of certain repairs or to ask for concessions.

Negotiation

Whether you’re a buyer or a seller, negotiation is the key to getting the best deal. Negotiations can involve everything from settling on a sales price to concessions and financing. Windermere Real Estate agents are expert negotiators whose job it is to represent your interests during the give and take of a real estate transaction.

Escrow

Once the offer is accepted and a closing date agreed upon, escrow allows the buyer and the seller to have an outside party ensure all parts of the contact are complete. Your Windermere agent can help coordinate the completion of all necessary forms to the escrow company and monitor the escrow process until the transaction is complete.

Closing

At closing, all the paperwork is signed by the buyer and seller, both parties pay any settlement fees and the documents are officially recorded. Prior to closing, you'll receive a settlement statement outlining any fees which may apply to you.
